The real estate market is adjusting. The most obvious trends are fewer number of properties sold and the increase in months of supply of inventory, leaning towards a “buyer’s market”. Seller’s are now reassessing their asking price on their properties for sale. This is a great time to consider a decrease in asking price if the property has been on the market without active offers. What does “Absorption Rate” mean?
Absorption Rate | Looks at the past year’s monthly supply of inventory. In a normal market there should be a 6 month supply. The higher the rate above 6 the more aggressive a seller has to be with the competition; price and having a picture perfect property.
